Land Acquisition is one of the primary focuses of TFR Real Estate & Land Developers, LLC. We identify and evaluate vacant land, undeveloped parcels, infill opportunities, acreage, and other properties that may have potential for residential development, redevelopment, or long-term investment.
We welcome opportunities from individual landowners, families, investors, real estate agents, wholesalers, builders, developers, and other professionals who may have land available.
TFR’s objective is to identify promising land and real estate opportunities and move qualified projects through acquisition, due diligence, planning, development, construction coordination, and completion. As the developer, TFR brings together the appropriate professional team for each project, which may include licensed general contractors, architects, civil engineers, surveyors, geotechnical professionals, skilled trades, lenders, and other development professionals.

TFR Real Estate & Land Developers, LLC evaluates distressed, outdated, or under-improved residential properties that may have renovation, repositioning, and resale potential.
We identify and evaluate off-market real estate opportunities and build relationships with property owners, investors, buyers, wholesalers, agents, and other real estate professionals. Where appropriate, opportunities may be acquired directly, structured creatively, or connected with qualified parties.
TFR evaluates multiple ways to acquire land and real estate. Depending on the property, the seller’s goals, existing financing, equity, and overall opportunity, a transaction may involve a traditional purchase or an alternative structure such as Seller Financing or a select Subject-To acquisition.
Seller financing is an arrangement in which the property owner agrees to receive some or all of the purchase price over time instead of receiving the entire amount at closing.
EXAMPLE: A seller owns a property valued at $250,000. TFR and the seller may agree that TFR pays an agreed amount at closing and the seller finances the remaining balance through agreed monthly payments and terms.
This may provide the seller with ongoing income while allowing both parties to structure terms appropriate for the transaction.
Example is for illustration only. Actual purchase price, down payment, interest, monthly payment, term, security, and other conditions are negotiated for each transaction.
In certain situations, TFR may consider purchasing a property subject to the seller’s existing financing. In a Subject-To transaction, ownership of the property transfers to the buyer while the existing financing remains in place, subject to the terms of the existing loan and transaction documents.
EXAMPLE: A homeowner has a property with an existing mortgage balance. Instead of requiring that loan to be paid off immediately as part of a traditional purchase, the parties may agree to a Subject-To acquisition in which title transfers and payments on the existing financing continue according to the agreed transaction structure.
IMPORTANT: In a Subject-To transaction, the existing loan generally remains in the seller’s name unless the lender agrees otherwise. Existing loan documents may contain a due-on-sale provision. Sellers should review the transaction carefully and obtain independent legal, tax, and financial advice as appropriate.
